What’s happening?
Constant drip from the showerhead or tub spout
Scalding when someone flushes or runs the washer (no anti-scald protection)
Can’t get hot water — or the temperature swings on its own
Handle stuck, spinning, or snapped off
Water comes from the spout and the head at once (bad diverter)
Leak showing up in the ceiling or wall below the shower
A dripping shower can waste hundreds of gallons a month.
Why LA shower valves fail (and what it really takes to fix)
Almost every shower complaint we get traces to the cartridge inside the valve — the part that mixes hot and cold. In our area, those wear out faster than the manufacturer ever intended because of hard water: mineral scale builds up on the cartridge and seats, so the handle gets stiff, the seal drips, and temperature control drifts. That’s why a cartridge replacement solves the large majority of these calls — no tile removal, done in a visit.
When the valve body itself is failing — corroded, cracked, obsolete with no parts available (common in pre-1970 homes across Pasadena, Alhambra, Glendale, and the older Valley tracts where original valves are still in service) — the valve has to be replaced, and that means getting behind the wall. Where we can, we work through an access panel from the back side (a closet or adjoining room) instead of cutting your tile. When tile must be opened, we tell you before we start, not after.
One safety note worth knowing: modern code calls for anti-scald (pressure-balancing or thermostatic) valves. If your shower still swings hot when a toilet flushes, you likely have an old non-balanced valve — upgrading is a genuine safety improvement, especially with kids or elderly family in the house.

Cost
A cartridge repair is a modest flat-rate job and solves most cases. A full valve replacement costs more because of access and the valve itself — and we’ll tell you up front whether we can reach it from an access panel or whether the tile has to be opened. We never open a wall without your say-so.
